Fernbank residential development is a wonderful slice of contemporary urban life in Churchtown. This wall's construction site was challenging but an rewarding experience.This development consisted of 261 modern apartments near the heart of Dublin, a modern expansive car park and wonderful and lush landscaping works. The development consisted of a mixture of apartments and lovely duplex houses in seven new and distinct buildings. These buildings ranged in height with some being short at only 3 stories to being small giants at 6 stories. These buildings were carefully placed to be designed around a series of open courtyards and timely open spaces. These were all built over the expansive car park which is able to house up to as many as 326 vehicles.
We were contracted to look after these apartments over all 7 blocks of this site. The construction programme was quite tight requiring us to strategise and plan to a large degree all our minor actions during this site. We had to make certain that every detail was planned out in even more meticulous detail than we usually do due to the time constraints within this project. Our experienced team members on and off site worked on the clock to get everything done to the most efficient standard possible. In this we were completing as many as 11 - 12 units per week to keep on time with our project plans. This included all the stairs and corridors throughout the blocks. These units also included unusual external balcony soffits which were lined and finished with external grade GTEC Aquaboards. This, while usually being quite difficult, was no issue with Baltic’s attention to detail. We were able to keep our high quality consistent throughout and excelled in speed and efficiency in the process. Our members who were experienced with the process through other sites we had been contracted in were invaluable in this process. The bathrooms also within these units and the many en-suites were designed with a large amount of recesses and box-outs which required us to keep a high level of quality and precision. This was required as any deviations from the recesses or box-outs would lead to difficulty in the wall tiling process to be completed. Once again our experienced staff were our most invaluable advisors in this affair and we were able to effectively get much of this work completed in a manner appropriate with the required project programme.
